Descriptions of uprades...

Eh, there isn't much to describe. After a house has been fully upgraded it will look like a regular house and without it won't. They don't really need describing.--Hicky 05:48, 24 February 2007 (EST)
Actually, I think information at least stating which upgrades come with containers would be useful, since my first priority when upgrading a house is always storage. It can be hard to guess which upgrades give you useful containers (not just bookshelves) or even to know which houses give you good storage. And if there are players who would like to know more information about the upgrades, I think it should be added to the site: there's no other way to find out that information, and when you're still low on cash you can't afford to just buy every upgrade to find out. I've added this suggestion to the UESPWiki:Task List; although that page is still in the process of being revamped, having it there will eventually let other editors know that this idea has been suggested. --Nephele 13:58, 24 February 2007 (EST)

Suggestions

  • "Every time you send out your "goon", your infamy goes up by a point." ← This is listed under the bad points section of the Vile Lair. I think it should be removed because it isn't a "bad point." Vethrian 13:54, 9 April 2007 (EDT)
  • It might be nice to indicate whether houses need to be locked :)
  • This page should also have a description for each house, and the location where it is!
  • When a quest is required, it should be linked to.
  • I am rather sure Vinicia Melissaeia says she is "Vinincia", but the name on the screen is Vinicia - this could be checked with subtitles, but I don't have them on, coz I hate subtitles - although I'm not a native English speaker. --FMan 10:34, 31 March 2006 (EST)
  • Umm, someone has added information about a stolen painting, which I'd concider a quest spoiler. Should it be removed? Instead, the mentioned quest should be linked to. Ok?   • Remember that the furnishing prices depend on your mercantile skill, whereas the house prices do not. Thus, with a higher mercantile skill you can buy the furnishings for equal to or less than the house price, rather than several thousand gold more.

Yes, absolutely. That's why I calculated and reported the base values. Oh, right. I did refer to the total price for them and you are right it will be largely dependant on your character, so maybe that could be refrased. I have entered the description for the three more houses and am pretty much finished with this document. I changed the links in the table to point to the information page for each city. This makes much more sense IMHO. I've never liked links that point to the same page unless it is very long and it is clearly said that they point to the same page. Links under the Location heading for the names of the cities now get you details on its location among other things, which is logical and expected - and you still easily find all the house details below without anchor links. --FMan 11:53, 7 April 2006 (EDT)

Link structure

Wouldn't it be nice for the links under the heading "Locations" in the table on the top to point to the details of the houses rather than the actual location of the house? For example, clicking on Leyawiin would bring me to the house details down the page for the house in Leyawiin instead of taking me to the page about the Leyawiin city. I would certainly expect the link to direct me to the house details. --wpliao

We talked about this a long time ago and I argued against it. When you click the name of a city, I thought people would expect to be taken to that city. Furthermore, it strikes me odd that you can't find information if it isn't linked to, on the same page just below, by simply scrolling down. --FMan | Talk (contribs) 19:56, 4 March 2007 (EST)

The nine add-ons for the Bruma house, at 1100 each, only come to 9900 rather than 20000. In fact, the standard prices for the add-ons for every house approximately double the total value. This does not of course include the Anvil house.

bug????

i can't upgrade my imperial city house... is there some kind of bug that i triggered?? someone help me!!!!! whenever i talk to the guy, i click on everything, but nothing talks about my house. what the heck is up with the world of technology hating me?!?!

I don't think you're doing it correctly. It's not a conversation option; it's a series of things you purchase from the merchant. Just click on the buy/sell icon, and you should find down in his list of wares the various upgrades. They look like sealed envelopes. QuillanTalk 13:10, 5 May 2006 (EDT)

Frostcrag Spire Storage

do all of the containers in the vault act as permanent storage or only the chests and is the chest next to the bed a permanent storage chest? how about the display cases in rosethorn hall --Acheeze 20:33, 7 May 2006 (EDT)

The display cases in Rosethorn Hall have worked for me. I don't have Frostcrag mod but given it is a House all containers should be permanent. --Actreal 18:54, 19 May 2006 (EDT)
Display cases aren't containers in the game engine sense. The items in them are considered to be "outside", not in containers of any kind thus non-resetting.

Upgrade Prices

I added a section to the chart showing what the price looks like after all upgrades. This was based solely on the information already on this page, so if there was anything missing, that's why. (No price info was given for the Skingrad house, which is why I had to leave just a ? there.) I think this is useful information, as it lets you know which house is overall most cost-effective when you consider all the other money that will go into it. (Anvil seems to be the best, since all you need is to do the quest to get it upgraded.) Of course, since the prices here depend on your Mercantile and disposition with the vendor, this is just a rough estimate. (I know I had to spend more like 650 for the Imperial Waterfront house upgrades, even though they're only worth 400.) Frostcrag Spire vault guardians

Does anyone know if the mini imps that are your Frostcrag Spire vault guardians respawn after a few days if killed? They could be a nice source of Imp Gall if so, since they leave it when killed and there are quite a few of them. Imp Gall is involved in many of the best multi-damage poisons you can make with Alchemy.

Free Houses

I added info about free houses beneath the official plugin houses. There may be more of them but these were the threee I knew about(and could find by searching for "Free House"). Not 100% sure but I *think* this page is the best place to place this info. Bongo 06:53, 1 February 2007 (EST)

I think if the list is limited to places that truly are free houses, then it shouldn't really be that long of a list and could be a useful addition. By truly being free houses, I mean:
  • They are buildings that you are legally allowed to enter.
  • They have a bed that you are allowed to sleep in.
  • All of the containers in the house are non-resetting and can safely be used for storage.
I'm not sure at the moment if all of the current additions qualify by this list of criteria, but I think if we're going to advertise a location as "special" by putting it on the Houses page then it should meet this definition. --Nephele 11:04, 1 February 2007 (EST)
I doubt the list will be very long but your defenitions seems sound. It sadly exludes the black rock caverns as two of the chests resets, I quite liked the idea of clearing out a cave to call it your own. Both Aleswell and White Stallion Lodge belong on the list though as you unambigously gain legal access to them through a quest. What's the Abandoned Shack doing on this list? It's an ok place to roleplay being a bum but you can only sleep there, to my knowledge all containers reset(haven't done a thorough test so feel free to correct me). Preceeding unsigned comment added by Bongo 06:31, 14 March 2007 (EDT)

I agree. First of all, if I recall, it's not even abandoned, really. There's a couple other people that sleep there, one of them being Methredhel, who is important to several Thieves Guild quests, so you can't just kill her. But the resetting-containers thing is what I feel would be most important. I don't want to have to worry about all my stuff disappearing if I put it in the wrong chest. Unfortunately, I'm pretty sure that this criterion rules out almost everything except for the purchasable houses and a few other quest-related exceptions (Aleswell, White Stallion Lodge). Other possiblities that I can't check right now - the dorms in the Arcane University? Probably not, but worth a look. Any of the quarters you get for completing all of a faction's quests? I know that the Mage's Guild quarters has SOME safe containers, but not all. Not sure about Fighters and Thieves Guilds, or the Dark Brotherhood. Seems to me if you get promoted to the head of a guild, they darn well better give you a place to stay, but things are not always perfect. --TheRealLurlock Talk 09:39, 14 March 2007 (EDT)
I *think* I may reorganize the house page a bit. Move the 'introduction' bit to the top for starters, above the tables. Adding free beds to the list on the Sleeping and Eating page sounds like a good idea. Add having an introduction at the top of the page would be very useful; I think there are probably a few basic facts about houses that still aren't covered on the page.
I confirmed that Aleswell and White Stallion Lodge are completely safe. But I deleted the other places listed as free houses. Black Rock Caverns doesn't have a bed, and three out of the seven containers in the area reset. Most of the containers in Serpent's Wake reset. I also checked a couple other places while I was at it: there are definitely respawning containers in the Waterfront's Abandoned Shack, and in the Knights of the Thorn lodge. I checked the guilds in Anvil, and both have respawning containers. I also know from personal experience that containers in Cloud Ruler Temple are not safe. But I didn't go through and check every guild hall... someone else is free to do that, if they'd like ;) --Nephele 18:18, 14 March 2007 (EDT)

Has anyone investigated Summitmist Manor in Skingrad? It's involved in the Dark Brotherhood quest Whodunit. I know it's not trespassing but I don't know if any of the containers reset. -Thruen

Nearly every container in Summitmist Manor resets. The only exceptions are the three locked chests on the top floor and three sacks in the basement. The other 29 containers all reset. --NepheleTalk 00:16, 25 April 2007 (EDT)

I'm pretty sure that the very top room in Dareloth's house is completely safe. I have had stuff stored in all the containers in that room for almost 200 hours of gameplay, and it is a completely free room too. True. The Guildmaster's Quarters of Dareloth's House can be added to the Free "Houses". Considering it also lists the Arch-Mage's quarters on the Arcane University, it is only fair to inlude these quarters. Feel free to add that bit of information. --Timenn < talk > 11:21, 17 January 2008 (EST)

Hey umm u guys forgot Cloud Ruler Temple. There is a room beside Martins with a Blade outside of it i use it for all my storage. i have alot of potions on the ground, the room beside martins works. I Ztenod I 19:54, 29 October 2008 (EDT)

Safe storage

There may be other places/containers apart from the houses that also are safe for storage, would this page be a good place to collect such info? I think any such list would be very long, and therefore really wouldn't belong on this page; if anything, I think it should be put on its own page. But personally I'm not so sure that creating a central list of those containers would really be useful (in that if you start really looking for them, I'm guessing they are enough of them around that you don't need to go out of your way to find one). I'd say that documenting any non-resetting containers should be done on individual place pages, e.g., on each cave page list any that exist in that cave. --Nephele 11:11, 1 February 2007 (EST)

Convenient free storage in cities is not so common, in my experience. In the Imperial City, Market District there are 3 safe sacks of grain (the open-topped type) in each of the collonaded areas. In Bravil, there is a safe chest above the door of A Warlock's Luck. The well in Skingrad's Castle Courtyard is indeed safe, and items are not affected when the dead-drop letter is added during the Dark Brotherhood quest. Presumably, this is true of all the dead-drops, but I haven't tested them (and their locations are not always very handy). If anyone has any other examples of safe containers out in the open and inside or adjacent to a city, I'd be interested to know.

Only caveat being with Benirus Manor in Anvil - before you complete the Where Spirits Have Lease quest, you should not leave any items inside the house. Which house is the best for a beginner like me?

The Anvil house. It has the best value for a house - providing you break the "curse" (isn't too difficult) you have a relatively large manner without cost of upgrades for 5,000 gold. Obviously the Skingrad house is the best if you want to get the BEST house with your gold.--Hicky 05:46, 24 February 2007 (EST)

Well, the page pretty much says it all. Cheapest house: Imperial City, but even at that price, it's still a rip-off. Best house: Skingrad, but it carries a commensurate price. Best value for money: Anvil, because it has a low price tag for its size, and you have to do a quest to upgrade it, instead of paying for add-ons. --JustTheBast 17:14, 24 February 2007 (EST)

notable gotcha--for beginners anyway ...

Furniture upgrades can unceremoniously squash and render permanently inaccessible any item(s) stowed wherever they materialize. My case wasn't too expensive but still annoying.

That's a good warning actually. You can recover if you notice it immediately and revert to a pre-upgrade save, but this may not always be possible. I had an Overflow Loot Bag (tm) appear on top of some items that didn't go into the bag in Morrowind once! --FMan | Talk (contribs) 19:56, 4 March 2007 (EST)
Handy trick: Get yourself a broom. (Some of the upgrades come with a broom.) You can sometimes fish things out from underneath furniture using it (with the 'Z' key or whatever the equivalent is on Xbox). Works in real life, works in the game. (I suppose a good claymore or a staff would work too, but something about fishing for items under the bed using your weapon just seems wrong.) --TheRealLurlock Talk 09:47, 14 March 2007 (EDT)
A more technical (though less satisfyingly realistic) solution is possible for PC players. Open the Console and click on the piece of furniture that has materialised over an item; its ID number will appear at the top center of the screen. Type disable and enter, which will cause the piece of furniture to disappear. You can now close the console and pick up the item or move it aside. Afterwards, open the console again (the selection has remained intact in the meantime) and type enable, which will let the piece of furniture appear again.
Note: Be careful not to click (and thereby select) anything else in console mode, after disabling something, or you won't be able to enable it again, after you're done. -- JustTheBast 10:57, 14 March 2007 (EDT)


Please help with display cases

new to oblivion houses, and am wondering how to place things in cases, ive tried just droping items into the cases but it never seems to work, Help please

New oblivioner

Yes. Some players prefer to store items by dropping them on the ground, in particular when using non-legally-owned houses, since it avoids problems with containers resetting and deleting everything you left in them. On the other hand, it can get really difficult to find items if you create a huge pile of stuff in the middle of the floor (especially small items like enchanted rings). Also, some people have occasionally had problems with items falling through the floor (Ayleid Statues in particular have reportedly been lost that way), so it may not be completely reliable. --Nephele 02:56, 3 April 2007 (EDT)

GLITCH!!! Bravil Owner's Papers.

I've purchased the house in Bravil and I have NOT received the deed of ownership. Because of this, anytime I look at the front door I get a red icon. The type of icon where I am about to trespass. Tresspass on my OWN property!!! Is there a way I have all of my papers organized. I have the deeds to each home but I am missing the Bravil house deed because of this. How can I either get the house deed, or not have to sneak into my own house??? Is this some sort of bug?

It's a known glitch with the Bravil house (see for example the introduction of the Houses page). The house is accidentally tagged as being owned by Count Regulus, even after you buy it. But you don't need to sneak to get into the house; nobody seems to think that you entering the house is a crime. --NepheleTalk 02:11, 17 April 2007 (EDT)

Dark Botherhood = safe house

I just thought I'd let you all know that the original dark brotherhood members' personal chests are all safe chests. I know this is true after the Purification quest and I haven't noticed anything missing before (though you have to sneak when the chests' owners are alive). I used this as my house until I leveld more and got around to buying a house in leyawinn and the waterfront.

Shivering Isles

Hard to tell where to ask this, precisely, but what's the official word on accomodation in the Shivering Isles? Is there a house available for sale in Bliss / Crucible? Anywhere? I doubt they'd require the player to cart surplus stuff back to Cyrodiil, but I can't easily see where to buy my own place. I know that the Main Quest will eventually see me take over either Mania or Dementia, but that's quite a while away, and in any case: are the containers in their rooms known to be 'safe'? Failing that, are any of the Bliss / Crucible houses suitable for takeover?

I dont think there is a safe place to store items in the isles up until you have completed the Ritual of Mania/Dementia. On completion of one of those two you will recieve a storrage chest.--Willyhead 18:23, 26 July 2007 (EDT)

There's that quest, I think it's in Crucible, where you have to kill that guy by pushing him off a ledge. At a certain point in that quest you learn where his house is - you have to go there to get stuff. Once the quest is complete, that house can be used for safe storage (the bedroom containers at least).

Kind of wrong prices

I've been checking the prices on the house here and the real game and they don't match. The Imperial Waterfront shack costs 4000 gold and here it says it costs 2000 gold. It is also said the Anvil manor costs 4000 gold but the owner wants to charge me 20000 gold for it. It's okay, I've read in other comments that the prices are based on the seller's disposition to you and your Mercantile skill, but I think the charts shouldn't consider that everyone has a giant Mercantile skill(it should consider the opposite IMHO).

PS: Do Mercantile even matters? There's nothing Oblivion:Mercantile saying it affects the price of houses, nor in Oblivion:Houses. — Unsigned comment by 201.78.239.177 (talk)

Mercantile doesn't affect the costs of houses at all. The prices listed on the page are correct for un-modified Oblivion; if the prices you're seeing don't match, check your mods. DisplacedAvenger 11:16, 29 May 2007 (EDT)

Fame Requirements

I think that the houses should be noted for fame and infamy requirements as well I know I started through the thieves and brotherhood quest and now bear too much infamy to buy both the skingrad and chorrol houses though I haven't checked the others aside from that with 56 infamy I could buy the Cheydnahal house. 76.20.159.186 23:53, 14 June 2007 (EDT)

Looking at the CS, there is no condition that actually stops you buying the house if your infamy is too high.
Looking at the Chorrol House for example, there is a condition that specifically checks if the player's fame, and only fame, is less than 12. You must meet the conditions that your fame is greater than 12, the House for Sale is unowned, Arriana Valga's disposition must be greater than or equal to 70 and Arianna Valga must be in the room before you are actually allowed to discuss purchasing the house. --Saruuk 22:18, 7 September 2007 (EDT)

Upgrade Bug

I encountered a bug when upgrading Rosethorn Hall... I accidentally sold three of the upgrade papers back to Gunder without having visited the manor first to check the upgrades out. The upgrades relating to the papers I sold back aren't there, and now they've disappeared from Gunder's item list. I'm on the X360; is there any way of recovering those lost papers? --Cyberbob 01:29, 30 June 2007 (EDT)

You'll get the same thing with any of the houses if you give away the papers before getting the "I've bought everything..." message. The only way of recovering them is to reload from an earlier save and buy them again, I'm afraid. --RpehTalk 04:27, 30 June 2007 (EDT)

Servants Quarters

I saw that there is a Servants Quarter in Chorrol,does that mean that you could get a servant in Chorrol or is it only in Skingrad?

Also, the servant makes you drinks and food. But, go upstairs and you will find a surprise ;).

I lost my key before entering my newly bought house

Silly mistake, I know. I bought the house in Leyawiin and stopped paying attention to it to finish the mageguild quests. After becoming Archmage I desided to stash all my keys in my new safebox to avoid having to go through all of them everytime I needed to repair my equipment, but used the nightbed and not the closet by mistake. The key is gone, and it is now impossible to enter the house and progressing the quest. I was wondering whether or not I need to replay the last 5 hours. Imperial "shack" price

on the house page on the imperial city house it states that it costs 2000 septims to purchase without upgrades where as when i brought it it only cost me 500 septims. --Marleysexton 15:34, 10 January 2008 (EST)

I don't know where you would possibly be getting 500 septims from, especially if you're playing on Xbox (i.e., you don't have any third-party mods). The amount is definitely 2000 gold: the dialogue says "I just happen to have 2000 gold;" the option to buy only appears if your inventory contains 200 gold; the script then subtracts 2000 gold from your inventory. And just for kicks, I even checked all of this in the original version of the Oblivion.esm game file (i.e., the unpatched version of the game, which would be the same file that you're using if you're playing without any patches). Wrong prices

The reason for this is explained here. Basically, you have to haggle with the merchant to get a better price. The final price depends on how well you "haggle," and your Mercantile skill. Safe Chests in the house

Just wondering, are all CHESTS in houses considered safe? And when I say houses, I am talking of player owned houses of course. Please reply as soon as possible. All chests in houses that you have bought are completely safe except for the ones in Anvil which don't all become safe until you have finished the associated quest. If you can't see some items, you might have hit the known issue of some items not being displayed. Take some items out of the chest and you should see your missing items reappear. –RpehTCE 03:38, 1 March 2008 (EST)

Confirmation

Some confirmation from users on systems other than the 360 for the safety of using chests in some of the free houses in the Free "Houses" section is needed. I tested it on the 360 and they worked for me, though I'm not sure if it's just a bug because some info on the site contradicts what's happened to me, so I don't know if the information is wrong or I'm wrong, but confirmation would be nice.

The locations you added definitely have containers that are not safe for storage. This is based upon checking the construction set information and also (in one case, at least) from in-game experience of losing items after storing them in Cloud Ruler Temple (while playing on Xbox 360). If you've used the chests safely then it's probably just luck, in that you happen to have returned to the location within three days. All containers only reset if you leave the location for more than three full days.
Specifically:
  • In Cloud Ruler Temple West Wing (i.e., sleeping area) 10 of 11 containers respawn (the only exception is a jewelry box).
  • In the Dark Brotherhood Sanctuary Living Quarters 12 of 21 containers respawn
  • In Fort Farragut 9 of 12 containers respawn
  • In Knights of the Thorn Lodge, 6 of 20 containers respawn
  • Gweden Farm is locked after you complete the quest
  • Every container in Weatherleah respawns.

im on ps3 goty and i cant buy the cheydenhal house because the count just rants about making preparations for his son or something and then ends the conversation on me. im a vampire and want some place indoors to fast travel from but im waiting until i can get transcendent sigil stones before doing any gate closing so i havent done the rescue quest. im just wondering if its even possible to buy before doing the quest at all.

It's possible to buy the house before doing the rescue quest, but not while it's active. You'll need to close at least that one gate to be able to buy the house. –RpehTCE 03:02, 5 April 2008 (EDT)

Imperial City, Stealing Upgrades

I may be wrong, but I think he's referring to the Imperial City House Upgrades, some of which you CAN steal. Once you've stolen the upgrades from the locations listed in the article, the house is automatically furnished with the respective upgrade. --72.128.211.65 21:53, 21 July 2008 (EDT)

Gave Away upgrades

Okay, so I was buying my Cheydinhal house. I bought my upgrades and, stupidly, gave them straight back to the merchant before exiting the merchant inventory, meaning I didn't get the quest update. Now, unfortunately, I can't buy them again. I tried killing her but they aren't in her inventory. Unfortunately I can't get to the merchant's chest or use the console as I'm on the 360. The Serpent's Wake

The Serpent's Wake (the haunted pirate ship in Anvil) seems like a good candidate for the unofficial houses. It's got several free beds and a load of safe containers-3 in the first room, more downstairs (the Captain's Chest and every type of sack are safe, stay away from crates and barrels and the chests on the middle floor), and no one NPCs ever go in there. What criteria are we using? Someone suggested earlier that we only list locations where every container is safe, but that would rule out Baenlin's house and that's in the article. — Unsigned comment by FCannon (talkcontribs)

This should probably be addressed. We need to decide if it's good enough to just have some safe containers, or if all containers need to be safe to be considered a "free house." Perhaps another article is in order? Have this page only list official houses, places you can purchase upgrades for (Benirus Manor would be the only exception). Then start a Free Houses article, with a section for completely safe houses you get from quests (Priory of the Nine, White Stallion Lodge), a section for free rooms you can store your stuff in you get from quests (Aleswell and the Archmage's/Guildmaster's Quarters), and a section for completely unofficial places where you can squat, with the criteria that they need to have a bed, be legally accessible, and have some easily identifiable safe containers (Baenlin's House, the Serpent's Wake, the ship in Black Rock Caverns, Weynon Priory, etc.) FCannon 03:48, 21 July 2008 (EDT)
I'd agree with the idea of a second article but I'd say some guidelines are going to be required or we'll end up with a page listing every torn sack of grain. Weynon Priory House

When you ask Jauffre for assistance during the start of the main quest, he will give you access to his chest of weapons and armour, which is actualy a safe container. I think this should be mentioned in the article. I used this to store my stuff until I could afford a real house.

Pirate ship free house

The pirate ship in the waterfront makes a great free house. Don't activate the quest and the captain will never appear. Simply go near the ship and the pirates will attack. You can kill them or let the cops do it for you. You can then pick the lock to the cabin. "Free" imperial city house

S'rathad's house in the Talos Plaza appears to be unprotected against trespassing, you can wait and sleep in the bed inside, you can even use the bed if S'rathad is in it and he doesn't seem to object. You can also put stuff in the containers in the house and it appears to stay there. Its a pretty nice house too, much better than the waterfront shack and conveniently located near the city main gate and bridge. As for S'rathad himself, he travels to Skingrad on the 26th, so you can arrange a little accident for him if you want him out of the picture permanently (loot the key from his body if you haven't picked the locks already). — Unsigned comment by 67.171.198.72 (talk) on 4 November 2008

The cupboard on the ground floor also seems to respawn. Everything else, as mentioned, is safe. S'rathad himself is harmless, so there's no need to kill him - you can even roleplay that you live with him by stealing his key, duping it and reverse-pickpocketing one back on him.
