Eyja Go into Colovian Traders. Waiting around inside during the day, you should find a Nord woman named Eyja. If you have purchased Rosethorn Hall and the Servants Quarters Upgrade, she will approach you and talk about working for you. You can also look for her. Give her 150 gold and she'll move in.

[edit] New Servant Eyja will be found in her quarters in the basement most of the time but wanders the house during the day. If you have bought the Kitchen Upgrade talk to her about food or drink and she will provide you with seemingly limitless Shepherd's Pie and Rosethorn Mead.

[edit] Notes If you have less than 150 gold, Eyja will accept whatever small amount of gold you have. If you're a master of Alchemy, Eyja is a great way to make large amounts of gold. Simply keep asking her for Shepherd's Pie until you have about as much as you can carry (a feather spell may be required). When you feel that you have enough, start pumping out Cure Disease potions made from the pies. If you sell them to a merchant, you can make around 2000 to 3000 gold, depending on how much you can carry. This is a great way to pay off the expensive home you bought.

Rosethorn Hall To buy Rosethorn Hall, a large manor in east Skingrad, you need to find Shum gro-Yarug, the Orc butler of Count Hassildor. There are two ways to do this: Find him yourself. He is normally either in the County Hall at Castle Skingrad or at the West Weald Inn, but may be found wandering elsewhere in Skingrad. Speaking to the Count's other staff at the County Hall can initiate this quest in your journal, providing a quest marker pointing to Shum gro-Yarug.

[edit] Who Are You? You will need to increase Shum gro-Yarug's disposition up to 70 as well as obtaining 15 Fame points before he will agree to sell the house to you. Pay him the asking price of 25,000 septims, and the house is yours. To complete the quest, however, you will also need to fully furnish it. Colovian Traders (across the road from the Mages Guild hall and All Things Alchemical) sells all of the fifteen upgrades, for a base price of 1600 gold.

[edit] Additional Quests There are two additional quests that become available once you own Rosethorn Hall: Helping Hands: Hire a housekeeper for your manor in Skingrad. The Rosethorn Cache: Find the hidden treasure of a thief who lived 200 years ago.

[edit] Notes Shum gro-Yarug is a candidate for the "sudden NPC death" because he tends to fall from the bridge to the castle. If he is dead, his quest marker will uselessly cycle between Skingrad and Castle Skingrad. If this is the case, on PC you can use the console command "player.placeatme 00028FB6" to respawn him at your location however you may have to raise this respawned Orc's disposition (again) with Speechcraft. There is no work-around for console players, so it would be a good idea to buy the house early on in the game, to be safe. For one free upgrade to Rosethorn Hall, sneak into the Surilie Brothers house, and sitting on the table will be a letter that gives you the Upper Wall Hangings upgrade. Vandorallen Trebatius was the previous owner of Rosethorn Hall. Although he is evicted when you purchase the house, he does not complain about the eviction nor does it have any negative effect on his disposition towards you.
